What types of properties do you manage?


We manage single-family homes, condos, townhomes, duplexes, triplexes, fourplexes, and larger multifamily properties throughout the Minneapolis–St. Paul metro. We work with both individual property owners and investors managing larger residential portfolios.


What areas do you serve?

What does your management fee structure look like?


Our fees are customized based on portfolio size and property type rather than a one-size-fits-all rate. Owners managing a larger portfolio or a mix of property types typically have different needs than a single-property owner, and our pricing reflects that. How do you handle maintenance and repairs?


We coordinate all maintenance and repairs on behalf of owners, with a focus on cost control and getting work done correctly the first time. We have in-house maintenance staff for common repairs, and we work with a network of partnered vendors who provide preferred pricing that isn't available on the open market. For non-emergency repairs, we obtain owner approval for work above an agreed threshold. Emergency repairs are handled immediately to protect the property and stay compliant with habitability requirements.


How do you screen tenants?


Every applicant goes through a thorough screening process including credit checks, background checks, rental history verification, and income verification. Our goal is to place qualified, reliable residents who are likely to pay on time and take care of the property — which directly reduces turnover costs and vacancy for owners.


How do you handle rental licensing and compliance in Minneapolis and St. Paul?


Both Minneapolis and St. Paul require active rental licenses, and properties are subject to periodic city inspections and correction orders. We manage the full compliance process on behalf of owners — including license applications and renewals, responding to city orders, and ensuring properties meet local maintenance codes. Owners don't need to track this themselves.


What does owner reporting look like?


Owners receive monthly reporting showing rent collected, expenses incurred, and all supporting invoices and receipts. The goal is full transparency — you always know exactly how your property is performing and where your money is going, without having to ask.


How involved do I need to be once I hire Edman Management?


Most of our clients prefer a hands-off experience where day-to-day decisions, maintenance coordination, and resident communication are handled entirely by us. We operate with a tiered approval structure — routine expenses within an agreed threshold are handled without interruption, expenses above that threshold trigger an owner notification, and larger decisions require explicit owner approval before we proceed. You stay informed without being pulled into every minor decision. Monthly reporting gives you full visibility into performance and spending, and you're always reachable if something significant comes up.


Do you work with owners who self-manage now and want to transition to professional management?


Yes. We regularly work with owners who have been self-managing and have reached a point where the time cost or operational complexity no longer makes sense. We handle the transition process, including notifying residents, taking over existing leases, and onboarding the property into our systems.
